Buyers agents or advocates source property for buyers. In a sellers market this is the best way to find the property you want. If you have experienced finding the home you love but were beaten to the sale by another buyer or you find the prices are going up while you look then paying an agent to work for you and not the seller may be worth the money. Lets face it the commission has probably been factored in to the sale price anyway. At least you have a fair chance of getting a home you really love in the area you want, because, if I have to, I will go and door knock every home that fits your criteria. If the owners are ready to sell they will choose to sell to you, through me, for many reasons.
